I seriously could not wait to leave a review for this. I give it 5 stars and 5 stars again. This is a phenomenal piece of work. Just absolutely unbelievable. It's incredibly detailed and provides the DM plenty of material to either run the story as is or to modify and adapt as they see fit. And it's terrifying. Just absolutely terrifying.
I don't want to spoil any details as that's half the fun but these are my final words on the matter. $10 is more than a fair price for what you're getting. And you're likely to reuse the material throughout an entire campaign. It's just that good.
